How to get your garden or outdoor area ready for summer

Summer is nearly here, so now is the time to get your garden in shape. The enjoyment that can be derived from having a lovely outside space that the whole family can enjoy was brought home to us during lockdown. Many of us started using our gardens as an extension of our interior living space, and as buyer wish lists demonstrate, that trend is still ongoing. Don’t forget that a well-kept garden can boost your home’s value by up to 5%. So read on for our list of the most important tasks you can complete this month to get your garden both ready for your family to enjoy and to help you attract the attention of potential purchasers. 

Love your lawn

A perfectly mowed lawn is beautiful to look at, and in a vote to find the top 50 fragrances in Britain, freshly cut grass came in third. Make sure you don’t trim it any shorter than 1cm in length, as if you do, it can struggle to grow and leave you with a patchy, unsightly lawn.

Weeds

Getting rid of weeds from your lawn, borders, and paths may seem like an endless chore, but it is one that is well worth doing. In addition to helping your garden look its best, removing weeds can prevent them from strangling your carefully chosen border plants. The longer you let them grow, the more difficult it will be to get them under control.

Declutter

Over the winter, sheds can turn into a dumping ground for items that need to be stored out of the way. This may result in your shed being a scene of disorganised chaos in which it may be difficult to find anything. Take advantage of the sunny days and empty your shed of everything. Then divide the items into piles for keeping, discarding, and donating. Before putting the keep pile back in the shed, make sure you give your shed a thorough clean.

Garden furniture

When it comes to cleaning outdoor furniture that has been left outside all winter, pressure washers can make the job easy. However, a bowl of soapy water and some elbow grease will work just as well if you don’t have one. Remember to wash your cushion covers in your washing machine to freshen them up.

A coat of paint

Give your wooden furniture, decking, and fence a fresh coat of paint. It will not only help it look its best, but it will also ensure that it is prepared to weather another winter when it arrives, and it is unquestionably more pleasant to complete this task in the sunshine than at the beginning of winter!

    Many sellers put off tackling jobs around their home as they believe that buyers like to change things when they move in.

     

    However, this is a false economy that may both delay your sale and affect the price that you get for your property.

    There are people who are looking for a fixer-upper but they expect their willingness to spend time doing up the property to be reflected in the price of that property.

    Kerb appeal

    The exterior of your house is the first thing potential buyers see, and first impressions matter. Make sure your front door is free of dents and scuffs, and that the door handles are in good condition. Make sure your front garden is tidy and that the latches and hinges on any gates are well oiled and in full working order. Ensure that your roof doesn’t have any broken or missing tiles.

    Interior

    Repair any nail holes in your walls, and if they are looking tired, consider treating them to a fresh coat of paint.

Fixing leaky taps, running toilets, and ensuring built in appliances are working properly can sometimes be all that is needed to spruce up your bathrooms and kitchen.

    • The number of properties let over the last 3 months was up 3.2% versus the same period last year, but up 20.0% from 3 months ago.
    • Achieved rental values rose by 12.9% compared to the same period last year, and rose by 2.3% versus 3 months ago.

    • 52.3% of properties have asking prices less than £1,000 per week, down from 56.0% from the previous 3 months and down from 61.3% from the same time last year.
    • 19.6% of properties have asking prices of £2,000 or more per week

    • Properties sold in the last 3 months achieved an average price of £1,085,340 for flats and £4,844,344 for houses.

    1. Choosing the right agent

    This is without doubt the most important decision you will make as a landlord. A good letting agent will ensure that not only is your property well looked after, but that your tenants are too, which will lead to fewer rental voids. Take your time selecting an agent, read their testimonials from other landlords; and always ensure that you are happy working with them before going ahead.

    1. The right price

    All tenants are looking to rent a property for a competitive price, and good tenants tend to have their pick of rental properties. A good letting agent can advise you on the correct amount of rent to charge for your property. Remember, setting the rent too high will likely result in a rental void while you are looking for a tenant, so don’t shoot yourself in the foot by being greedy!

    1. Have an emergency fund

    It is wise to have some money saved to cover unexpected costs, such as a new boiler or a rental void. If you do not have some money put aside to help you through a rental void you may feel under pressure to accept an unsuitable tenant just in order to have some rent coming in.

    1. Insurance

    Landlord insurance is essential when you rent out a property. It will typically include rent and legal protection so that you are covered for any legal disputes with your client, and it will also cover you for lost rent if your tenant defaults.

    1. Legal obligations

    There have been massive regulatory changes in the last few years. Small mistakes can have large financial repercussions, so if you are finding it hard to keep on top of them, consider using a letting agent to manage your property to reduce the stress on you.

    1. Buy cheap, buy twice

    It is usually far more financially beneficial in the long run to buy good quality materials in order to carry out repairs/refurbishments instead of buying cheap ones that have a shorter lifespan and will therefore need replacing/redoing sooner.

    Moving house can feel quite exciting. There are so many options, like choosing an area, narrowing down your list of requirements for your new home, and then putting together a shortlist of properties.

    In the midst of our excitement, it is important to remember others in our family might not share our feelings. Children frequently experience anxiety and can feel overwhelmed when faced with big life events like moving home. To avoid this, it’s crucial to include them, as much as you are able to.

    We have helped find hundreds of families their dream homes over the years, and we’ve learned a few things about how to help your children feel as excited about moving as you are.

    Take the time to explain to your children why you are moving. For example, are you relocating for a larger garden, more space, or because you want to live in a more convenient location? 

    Everyone is nervous about things they do not know about or understand. Don’t forget to listen to their worries and opinions as well as outlining the advantages of moving to them.

    Give your children a chance to choose the furniture or paint colour for their new room. This will help them feel like they have some say in what is happening, which will make it feel less frightening and out of their control

    It’s better to go to first viewings without your children, but we understand that this is not always possible and they are always welcome. However, the reason for recommending this is because you might determine a property is wholly inappropriate for you, while your child might think otherwise and be unhappy when you disagree. 

    Another benefit of leaving your children at home is you won’t have to worry about them touching everything, or have them attempting to talk to you while you try to concentrate on the viewing. All of us have been there!

    If you opt to involve your children in the decision-making process by taking them on a second viewing after determining that the property is a possibility for your family, there is less chance that you will disappoint them if you decide against the home they have their hearts set on.

    Finally, on the day of the move, be sure to pack their most prized possessions into a bag that they can hold onto. The day will be much less stressful for them if they aren’t worrying about losing their favourite cuddly toy, and they’ll feel secure knowing that even though the rest of the house is packed up, they can still snuggle and play with the things that make them feel safe.
