Vita Properties is a Propertymark licensed member. Our Client Money Protection (CMP) is with Propertymark and our independent redress is provided by The Property Ombudsman (TPO). Where applicable, deposits will be protected by the Tenancy Deposit Scheme (TDS), of which we are members.
Money Laundering Regulations
Vita Properties is legally obliged to comply with the Money Laundering Regulations 2017 (as amended) and the Proceeds of Crime Act 2002, and is supervised by HM Revenue and Customs.
Tenant Fees
Tenant fees will not be charged where the tenancy falls within the scope of the Tenant Fees Act 2019. More information can be found here ›
Tenant fees will only be applicable where the tenancy falls outside the scope of the Tenant Fees Act 2019.
- Tenancy Agreement: This includes drafting the lease, negotiations through to signing and completion of the transaction. £395 plus VAT
- Reference Fee: Which may include identity checks, immigration and visa confirmation, financial credit checks, obtaining references from current or previous employers and/or landlords, and any other relevant information to assess affordability. £195 plus VAT
- Renewal Fee: Contract negotiation, amending and updating terms, and arranging a further tenancy and agreement. £95 plus VAT
Please note that there may be other associated costs for cleaning, inventory, check-in and check-out which are not charged by Vita Properties.
Our Client Money Protection (CMP) is with Propertymark and our independent redress is provided by The Property Ombudsman (TPO).
Holding Deposit
On payment of a holding deposit, we will ask you to sign our terms. A sample copy can be found by clicking here.

Landlord Fees
Depending on our instruction agreement, our fees will vary. Full terms of business are available on request.

Our Landlord Fees for sourcing a tenant only will vary between 10.8% inc. VAT (9% plus VAT) up to 13.2% inc. VAT (11% plus VAT) of the gross annual rent.
This service includes:
- Collect and remit initial month’s rent received
- Agree collection of any shortfall and payment method
- Provide tenant with method of payment
- Deduct any pre-tenancy invoices
- Make any HMRC deduction and provide tenant with the NRL8 (if relevant)
Rent Collection ›
Our Landlord Fees for rent collection will be an additional 2.4% inc. VAT (2% plus VAT) of the gross annual rent.
This service includes:
- Collect and remit the monthly rent received
- Deduct commission and other works
- Pursue non-payment of rent and provide advice on rent arrears actions
- Make any HMRC deduction and provide tenant with the NRL8 (if relevant)
Full Property Management ›
Our Landlord Fees for full property management will be 6.6% inc. VAT (5.5% plus VAT) of the gross annual rent, in addition to the applicable lettings fee.
This service includes everything above, plus:
- Pursue non-payment of rent and provide advice on rent arrears actions
- Advise all relevant utility providers of changes
- Undertake two inspection visits per annum and notify the landlord of the outcome
- Arrange routine repairs and instruct approved contractors (providing two quotes)
- Hold keys throughout the tenancy term
- Make any HMRC deduction and provide tenant with the NRL8 (if relevant)
Short Term Tenancies ›
22.8% inc. VAT (19% plus VAT) of the total rent payable during the tenancy, with a minimum charge of £594 inc. VAT (£495 plus VAT). This fee applies to all lettings of less than 6 months.
